Retrofits Are Lighting Up
Updated: Jan 26, 2018
Upgrading a lighting system and the associated products and technology is advancing at a rapid pace.
There are three big reasons why any building owner should make a lighting retrofit a priority project to consider:
Reduction in Energy and Maintenance Costs & Property Valuation According to the Energy Savings Cost Council, energy-efficient lighting upgrades represent the highest return on investment of any single-technology project, with an average ROI of 45 percent. Lighting upgrades can pay for themselves in as little as two years and the payback continues over the lifetime of the system through reduced energy and maintenance costs. Today’s lights are rugged and designed to have long lives. In some cases, you may not have to replace a bulb or even touch a fixture for years at a time. Not only is this less hassle, but it reduces the time and money spent on lighting maintenance.
Environmental Benefits and Associated Tax Incentives Numerous tax incentives and utility rebates are available for choosing sustainable lighting for commercial buildings. These are offered through local, state, and federal government programs for the purpose of saving energy and protecting the environment. Even some lighting and utility companies offer rebates for purchasing energy efficient products. By taking advantage of these opportunities, you can shave a significant amount off of the upfront cost.
Improved Performance and Productivity Not only does a lighting retrofit have efficiency benefits, an improvement in lighting can enhance employee, student, shopper or patient performance and experience. A Cornell University study found that one in four workers experienced a loss in work time based on vision problems and discomfort caused by poor lighting. The study found improvements in the average office lighting system can result in a 3-5 percent gain in employee productivity. We just completed a lighting retrofit for a manufacturing business in Blue Ash and they received immediate positive feedback from their warehouse employees saying that the reduction of heat, elimination of buzzing noises, and a brighter work space has made a monumental difference in their mood and productivity.
Lighting designers say it's hard to do a retrofit these days and not see efficiency gains, simply because lamp and ballast technology has become so good during the last decade.
